Ashmere Developments builds each and every home to meet – and often exceed – the structural, health, and safety standards in the Ontario Building Code.

Ashmere homes are built with care, and are backed by our warranty which is administered through the Tarion Warranty Corporation.

Our homes are covered by us and our manufacturer/trade partners for: material and work defects up to One Year; delivery and distribution systems for Two Years; and building foundation and water penetration for Two Years.

The details of your home warranty are outlined in the Homeowner Information Package you receive prior to, or at, your Pre-Delivery Inspection.

We are committed to providing you with a high quality home, and superior customer service to ensure your satisfaction once you’ve moved in. Minor issues may arise from time to time, and our Customer Care Team will be happy to address concerns and resolve outstanding items quickly and efficiently.

Pre-Delivery Inspection

Before you take possession of your new home, we will contact you to schedule a pre-delivery inspection, also known as a PDI.

Ashmere conducts internal inspections of each and every house prior to the PDI and closing to ensure your new home is deficiency-free. The main purpose of the PDI is to make a note of items in your home in the unlikely event that they are damaged, missing, incomplete, or not working properly. We will include these items on a PDI Form, give you a copy for your records, and promptly address the items.

The PDI is also an opportunity to learn about how to operate and maintain parts of your home, such as the ventilation, plumbing, and heating systems.


30-Day Warranty Form

You can submit a 30-Day Form during the first 30 days of possession. Use this form to list any unresolved warranty items you and your builder identified during your pre-delivery inspection, as well as any new items that have arisen since you took possession of your home. You can submit only one 30-Day Form, so make sure you include all of the warranty items that you want to report.


Year-End Warranty Form

The One-Year Warranty:

  • Requires a home is constructed in a workman-like manner and free from defects in material;

  • Protects against unauthorized substitutions

  • Requires the home to be fit for habitation;

  • Protects against Ontario Building Code violations; and

  • Applies for one year, beginning on the home’s date of possession even if the home is sold.

You can submit a Year-End Form during the last 30 days of the first year of possession.


Second-Year Warranty Form

The Two-Year Warranty:

  • Protects against water penetration through the basement or foundation walls

  • Protects against defects in materials, including windows, doors and caulking, or defects in work that result in water penetration into the building envelope

  • Covers defects in work or materials in the electrical, plumbing, and heating delivery and distribution systems

  • Covers defects in work or materials that result in the detachment, displacement, or deterioration of exterior cladding (such as brick work, aluminum, or vinyl siding)

  • Protects against Ontario Building Code violations that affect health and safety

You can submit a Second-Year Form at any time during the second year of possession.


Seven-Year Warranty

The Seven-Year Warranty provides coverage against major structural defects. These include:

  • Defects in work or materials that affect a structural load- bearing element of the home, resulting in a structural failure, or that could materially and adversely compromise the home’s structural integrity

  • Defects in work or materials that materially and adversely affect the use of a significant portion of the home

You can submit a Major Structural Defect Form any time after the second year of possession but no later than seven years from the date of possession.
